It’s that time of year and once again we may have vacant units that pose the potential for severe water damage from frozen pipes. To make sure we are being as thorough as possible in identifying vacant units, we are asking for your help – please let me know of any Units at Brandychase that you believe might be vacant. We will follow up on every report to identify whether the Unit is vacant and so, we will take necessary steps to make sure it is properly winterized or else that the heat is being maintained.
Why is this important? In the past, we have heard from those in the insurance industry of large water damage claims due to frozen pipes. The important thing to keep in mind is often neighboring units are affected too – so everyone is potentially in danger. These claims end up costing the Association – and ultimately all the Homeowners – through higher insurance premiums and damage to the common elements or other Units. Insurance companies have also become unwilling to approve these claims – meaning larger out of pocket expenses for those others affected.
Since these Units are often vacated suddenly and without any warning, the Association and the bank often have no idea that there is a problem until it is too late. This is why we are trying to enlist the support of everyone so everyone has a chance to be proactive to keep
By the way – this is not just for today, throughout the winter if you become aware of a vacant unit please let me know right away.
