Floor Joist Project

After 35 years, the projects just keep coming. We discovered the floor joists were never properly supported and are sagging, causing uneven floors or deflection. There is no immediate danger in any building. We are occasionally asked why the association needs to carry such a large reserve fund. An HOA without an adequate reserve fund is asking for trouble. When an HOA without money in reserve is faced with expenses outside its general operations budget like this, the HOA will likely have two choices: increase dues significantly right away, or levy special assessments. Because of our thoughtful financial management – we should be able to systematically complete the work without the need for a special assessment.



  1. Furnish and install a nominal wood 4×4 member, 4.5′ long, across the three (3) trusses adjacent or under the bearing wall approximately 12′ from the front entrance at the approximate third points of the trusses. These members to be located directly under a truss vertical or diagonal intersection with the bottom chord. Refer to Sketch SK-1.
  2. Furnish and install nominal 4×4 wood posts at the end of each 4×4 truss support member noted in (1) above. Furnish and install a nominal 4×12 grade support member, 16″ in length, under each wood post. Install a jack at the center of each 4×4 support member. Refer to Sketch SK-1 .
  3. Raise the wood 4×4 truss support member approximately 1″, approximately W’ at a time, and utilizing all three (3) jacks. Check the gypboard walls, doors and windows after each}{” rise to verify that damage has not occurred. Both the main floor unit and the second level unit will need to be checked. If damage does occur, then stop and contact Russo Consulting Incorporated for further direction.
  4. Shim the 4×4 wood posts as required prior to removing the jacks.
